Conversion of Grade II Listed former maltings and outbuildings to 14 dwellings

Revitalisation of the historic Grade II Listed Building on Old Market Street in the south of Norfolk, to transform it into a series of thoughtfully designed residential spaces while preserving its unique architectural charm and respecting its heritage.
This project presented a fantastic opportunity to merge heritage and contemporary design. Our team carefully evaluated the Maltings, working within its historic constraints to bring forth a lively residential space. A major focus was on respecting existing structures, from brick and flint walls to the iconic slate roof.
The main bulk of the building, facing Old Market Street was transformed into a combination of flats and maisonettes. In the two-story wing, a series of two-bedroom houses with private gardens and parking spaces were designed, aligning with the site’s natural elevation. The barn was also converted into two flats with garden access, preserving its distinctive brick and flint elements.
We completed the necessary amendments to the original planning application and applied for the Listed Building Consent to include alterations to the proposed flats and the appearance of the building.
Through collaboration with other consultants, we produced technical tender documents and made a Building Control Application. We also discharged pre-commencement planning conditions enabling the Client to start the works on site.
Our work extended to all phases, from planning and technical documentation to building control approval. The outcome is a seamless blend of old and new, offering both privacy and connection to the community.
